Contractual Deadlines:

Deadline 1: Escrow

Set up your escrow deposit with the instructions provided by the Title Agency that will be handling your closing within the days accepted on the executed purchase contract. The closing agent will hold the deposit in escrow and will research the complete recorded history of the property to ensure that the title is free and clear of encumbrances by the date of closing and that all new encumbrances are properly added to the title.

Deadline 2: Loan Process (If Financing)

It is essential to start the loan application process within the time specified on your purchase contract. Some of these details were already initiated during your Pre-Qualification. Your lender will provide you with a list of documents needed to start your loan application.

Deadline 3: Property Inspection

We will provide you with a list of licensed home inspectors and guide you with scheduling help as we attend all our client’s inspections. Time is crucial because the inspection needs to be ordered, completed, the report received and analyzed, and the repair request submitted all before the inspection deadline ends.

Deadline 4: Homeowner’s Insurance

It is important to set up your new policy as soon as possible to ensure there are no delays in closing. We have recommendations for vendors who understand our area and help you set up the coverage you need.
